Owner Frequently Asked Questions
At Property Management Connection, property owners often come to us with questions about how we operate, what to expect, and how we’ll protect and grow their investments.
To make the process easier, we’ve put together answers to the most common questions we receive from owners across Long Beach and its surrounding areas.
If your question isn’t covered here, we’d be glad to speak with you directly at 562-997-9500 or justin@tpmlb.com
How quickly can you start managing my property?
We move quickly once you’re ready. As soon as the management agreement is signed, we can begin overseeing your property within 24 hours. This ensures there is no gap in service and your property remains protected and professionally managed from day one.
How long does it take to find tenants?
The time it takes to secure a tenant depends on the property, its location, and current market demand. While we can’t guarantee an exact timeframe, our marketing strategy is designed to minimize vacancy. With professional photography, compelling listings, targeted advertising across multiple rental sites, video tours and detailed market analysis, we work hard to place qualified tenants as quickly as possible.
How do the application fees work?
Prospective tenants pay an application fee when submitting their rental application. This fee covers the cost of credit checks, rental history verification, employment and income confirmation, and background reports. It ensures we carefully evaluate applicants and only approve tenants who meet our standards.
How do you determine the rent price for my property?
Pricing your rental correctly is one of the most important steps in management. We use detailed market analysis, local rental comparisons, and current demand research to set a rate that balances maximizing your return with keeping your property competitive. This approach helps attract tenants quickly while ensuring your investment is profitable.
How do you collect rent?
Rent collection is designed to be easy for tenants and reliable for you. We accept multiple payment methods, including secure online payments through our tenant portal, electronic transfers, pre-authorized debit, and in-person payments at our office. Our lease agreements also outline strict payment terms and late fees, encouraging timely payments and protecting your cash flow.
Can rental income be deposited directly into my bank account?
Yes. We offer direct deposit for all owners. Each month, your rental income is transferred straight into your bank account, accompanied by a detailed statement of income and expenses for full transparency.
Do you screen tenants?
Absolutely. Tenant screening is a key part of protecting your investment. Every applicant undergoes a thorough process that includes credit checks, income and employment verification, rental history and landlord references, and background checks where permitted. This process significantly reduces risks like late payments, property damage, or eviction.
Can I keep my current insurance?
Yes, you may keep your current insurance provider, but you must have the correct type of coverage in place. Landlord insurance is required, as standard homeowner’s insurance does not cover rental activity. We’ll ask for proof of landlord insurance before management begins to ensure you are properly protected.
What does a tenant need to do before moving in?
Before move-in, tenants must complete the full screening process, pay the required security deposit, sign the lease agreement, and cover any other move-in costs outlined in the lease. We also provide tenants with detailed move-in instructions to make the transition smooth and to set clear expectations from the start.
What is your move-out process?
When tenants move out, we conduct a thorough inspection of the property. If there are damages beyond normal wear and tear, we deduct the costs from the security deposit. If the property is in good condition, the full deposit is returned promptly. To ensure fairness and transparency, we document the move-out process with photos and detailed notes.
What kind of property inspections do you conduct?
We complete inspections at multiple stages: a move-in inspection to document the property’s condition, periodic inspections during the tenancy, and a move-out inspection when tenants leave. These inspections allow us to address maintenance needs early, verify tenant compliance with the lease, and preserve the long-term value of your property. We can also conduct more inspections at the owner’s request.
How are utilities handled?
In most cases, utilities are transferred into the tenant’s name at the time of move-in. Any owner-responsible utilities remain in your name. If you have utilities that you continue to cover, our office manages the billing process and includes these expenses in your monthly financial report for clear recordkeeping.
What happens if my tenant doesn’t pay rent?
Our leases include clear payment expectations. If a tenant misses rent, they immediately receive a written notice and late fees are applied. If payment issues persist, we follow California’s eviction laws and begin the eviction process.
How do you handle property damage?
If property damage occurs, we take immediate action. Repairs are coordinated through our trusted network of licensed and insured contractors, ensuring the work is completed quickly, correctly, and at fair rates. You’ll be notified of the situation and updated as repairs progress.
What reports can I access?
As an owner, you’ll have 24/7 access to your secure online portal. Here you’ll find monthly income and expense statements, rent collection records, lease agreements, tenant records, maintenance updates, and year-end financial reports. This level of transparency allows you to monitor your property’s performance whenever you choose.
Do I lose control of my property by hiring a manager?
Not at all. You remain the property owner and decision-maker. Our role is to handle the daily operations, maintenance, and tenant relations on your behalf. You have the final say on important matters, while we ensure everything runs smoothly in the background.
Can you manage multiple properties or larger portfolios?
Yes, our team manages everything from single-family homes to multi-family buildings, condominium associations, and apartment buildings. Whether you own one rental or an entire portfolio, we have the systems and experience to manage it effectively.
Why should I choose Property Management Connection instead of self-managing?
Managing a rental property on your own can be stressful and time-consuming. Between advertising, screening tenants, collecting rent, staying on top of maintenance, and keeping up with tenancy laws, it can quickly become overwhelming and a full-time job. Property Management Connection provides professional systems, local expertise, and legal knowledge that protect your investment while saving you time and stress.
